Terms and Conditions

The Platform is operated by Lagoniko, LLC. ("Lagoniko", "we", "us", "our"), a company with its registered office in Athens, Greece, with offices in Athens and London. These terms form a binding agreement between you and Lagoniko.

By accessing, browsing, registering on, or otherwise using the Platform you confirm that you have read, understood, and accepted these terms, together with our Privacy Policy and Cookies Policy, which are incorporated by reference.

We may update these terms at any time. The current version is always published on the Platform with its effective date. Continued use after a change means you accept the updated terms. We encourage you to review them whenever you use the Platform.

Lagoniko is a real estate marketplace and information platform for the Greek property market, built for serious buyers and investors. Through the Platform we may offer:

• Search and discovery of property for sale, to rent, and off-plan, including natural-language AI search.
• Verified listings, subject to the standard described in section 6.
• Fair-value estimates that benchmark a property against the local market.
• A Trusted Agent score that summarises selected signals about a professional user.
• Golden Visa and related guidance, including eligibility checks, indicative tax estimates, and process information.
• A marketplace for buyer and seller requests, consultation requests, and deal rooms.
• The agent application for professional users to publish and manage listings and developments.

Lagoniko is an intermediary technology platform. We are not a party to any property transaction between Users, and we do not act as your real estate agent, broker, lawyer, tax adviser, or financial adviser unless we expressly agree otherwise in writing.

You must be at least 18 years old and able to enter into a binding contract to use the Platform. Some features require you to create an account.

You agree to provide accurate, current, and complete information and to keep it up to date. You are responsible for keeping your login credentials confidential and for all activity under your account. Notify us at support@lagoniko.ai if you suspect any unauthorised use.

We may refuse, suspend, or close an account at our reasonable discretion, including where information is inaccurate or where these terms are breached.

Professional users may be asked to complete identity and credential checks before they can publish listings or appear as a verified professional. You agree to provide the requested information and confirm that you are authorised to market each property you list.

Verification supports the quality of the Platform. It does not make Lagoniko responsible for a professional user's conduct, advice, or services. Any engagement you enter into with a professional user is between you and that user.

Our verified-listings standard aims to reduce noise and duplicate or stale adverts. When a Listing is marked as verified, it means that, at the time of verification, it passed checks which may include document review, confirmation that the professional user holds a mandate to market the property, and a freshness check against our service levels.

Verification is a point-in-time assessment based on information available to us. It is not a guarantee of the legal status, ownership, condition, availability, or price of a property, and it is not a valuation or a survey. Property details can change after verification. You remain responsible for your own due diligence, including independent legal, technical, and financial checks, before making any decision or commitment.

Professional users and other contributors are solely responsible for the Content they submit, including its accuracy, legality, and the right to publish it. You confirm that your Content does not infringe any third-party right and complies with applicable law, including advertising and data protection rules.

By submitting Content you grant Lagoniko a non-exclusive, worldwide, royalty-free licence to host, store, display, reproduce, adapt for format, translate, and distribute that Content for the purpose of operating and promoting the Platform. This licence continues for material that remains published or cached after a Listing is removed, for as long as is reasonably necessary.

We do not pre-screen all Content. We may, but are not obliged to, review, refuse, edit, or remove any Content at our reasonable discretion, including Content that breaches these terms.

You agree to use the Platform lawfully and respectfully. You must not use the Platform to:

• Upload, post, or transmit any Content that is unlawful, harmful, threatening, abusive, harassing, defamatory, or otherwise objectionable, or that invades another person's privacy.
• Harm minors in any way.
• Impersonate any person or entity, or misstate your identity or affiliation.
• Publish a Listing you are not authorised to market, or that is inaccurate, duplicated, or misleading.
• Infringe any intellectual property right or trade secret.
• Send unsolicited advertising, spam, or other unauthorised promotion.
• Introduce viruses or any code designed to disrupt, damage, or gain unauthorised access to the Platform or its users.
• Scrape, harvest, or collect data about other Users, or copy listing data, except as expressly permitted.
• Interfere with the operation or security of the Platform, or breach any applicable local, national, European, or international law.

Ask Lagoniko, fair-value estimates, and our other Tools are provided for information and convenience only. They rely on data and models that may be incomplete, out of date, or inaccurate, and their output is automated.

A fair-value estimate is an indicative figure generated from comparable data. It is not an appraisal, a valuation report, a survey, mortgage advice, or an offer, and it does not represent a price at which any property can be bought or sold. Where an estimate cannot be produced reliably, the Platform may show a limited or unavailable result.

You should not rely on any Tool output as the sole basis for a decision. Always confirm material facts independently and seek qualified professional advice.

The Trusted Agent score is an indicator built from selected signals, which may include response time, listing accuracy, and client reviews. It is intended to help you compare professional users. It is not a recommendation, certification, or guarantee of any professional user's competence, conduct, or results, and we may change how it is calculated.

Golden Visa eligibility checks, indicative tax estimates, and process information are general guidance only. They are not legal, immigration, tax, or financial advice, and they do not create a professional relationship.

Rules, thresholds, taxes, and timelines for residence-by-investment programmes change and depend on individual circumstances. Before acting, you must obtain advice from a qualified lawyer, tax adviser, or licensed professional. Lagoniko is not responsible for decisions made in reliance on this guidance.

Any enquiry, negotiation, agreement, or transaction relating to a property is solely between the Users involved. Lagoniko facilitates introductions and communication but is not a party to, and does not guarantee, any transaction.

We are not responsible for the performance, solvency, or conduct of any User, for the accuracy of any Listing, or for the outcome of any deal. You are responsible for verifying the identity of the parties you deal with and for completing your own due diligence.

Browsing and searching the Platform is free for buyers and investors. Certain features, mainly for professional users, may be offered as paid services. Where you purchase a paid service, the applicable price, billing cycle, and any additional terms will be presented before you commit. Unless stated otherwise or required by law, fees are non-refundable.

The Platform and all material we provide, including software, design, text, graphics, the Lagoniko name, logo, and brand, are owned by or licensed to Lagoniko and protected by intellectual property laws. You may view and print Content for your personal, non-commercial use only.

You may not copy, reproduce, distribute, republish, scrape, or create derivative works from any part of the Platform without our prior written consent, except as expressly allowed by these terms or by law.

The Platform may contain links to third-party websites and services, including those of professional users and partners. We provide these for convenience and do not control or endorse them. We are not responsible for their content, products, or privacy practices. Your use of a third-party site is governed by that site's own terms.

The Platform and all Content and Tools are provided on an "as is" and "as available" basis, without warranties of any kind, whether express or implied, to the fullest extent permitted by law. We do not warrant that the Platform will be uninterrupted, error-free, secure, or free of harmful components, or that any Listing, estimate, score, or guidance is accurate, complete, or current.

To the fullest extent permitted by law, Lagoniko is not liable for any indirect, incidental, special, consequential, or punitive loss, or for any loss of profit, opportunity, data, or goodwill, arising out of or in connection with your use of the Platform.

Nothing in these terms excludes or limits liability that cannot be excluded or limited under applicable law, including liability for death or personal injury caused by negligence or for fraud. Subject to that, our total liability arising from the Platform is limited to the amount you paid to us, if any, for the relevant service in the twelve months before the event giving rise to the claim.

You agree to indemnify and hold Lagoniko harmless from any claim, loss, or expense (including reasonable legal fees) arising from your Content, your use of the Platform, or your breach of these terms or of any applicable law or third-party right.

We may suspend, restrict, or withdraw all or part of the Platform, or your access to it, at our reasonable discretion, including for maintenance, security, legal reasons, or breach of these terms. Where reasonable, we will give notice.

You may stop using the Platform and close your account at any time. Provisions that by their nature should survive termination will continue to apply.

We may change, add, or remove features of the Platform, and we may update these terms, to reflect changes in our services, the law, or our business. The current terms and their effective date are always published on the Platform.

Our handling of personal data is described in our Privacy Policy and Cookies Policy. By using the Platform you acknowledge that we process personal data as set out in those documents, in accordance with the EU General Data Protection Regulation (GDPR) and applicable Greek law.

These terms are governed by the laws of the Hellenic Republic (Greece), together with applicable European Union law. The courts of Athens, Greece have jurisdiction over any dispute arising from or relating to these terms or the Platform, without prejudice to any mandatory consumer protections available to you under the law of your country of residence.

If any provision of these terms is found to be invalid or unenforceable, the remaining provisions continue in full force. Our failure to enforce a right is not a waiver of it. You may not assign your rights under these terms without our consent. We may assign ours to an affiliate or successor. These terms, together with the Privacy Policy and Cookies Policy, are the entire agreement between you and Lagoniko regarding the Platform. If these terms are provided in more than one language and there is a conflict, the English version prevails so far as permitted by law.
