“Verified” is the most overused word in property listings, and usually the least defined. So here is ours, in full, including the parts it does not cover.
One property, one card
The most common frustration in a Greek property search is not a bad listing — it is the same apartment appearing four times, at three prices, from four agents, so that a page of twenty results is really six properties.
We fingerprint each listing from its location, floor and size, and collapse matches into a single card. The other agents marketing the property are not hidden: they appear on the card as co-listers, each with their own asking price. You compare the property once, then choose who to talk to — which is the order those two decisions actually belong in.
What gets checked
- Documents. Title and planning paperwork uploaded by the lister, reviewed by our team before the badge appears — not self-declared by whoever posted it.
- The lister. Whether the account is a registered agency member, and whether they hold a mandate to advertise this property.
- The facts on the card. Size, floor, year, energy class and area are validated against the taxonomy and against each other, so a “3rd floor” in a two-storey building does not publish.
- The address. Listings resolve to a canonical area, so filtering by Voula returns Voula rather than everything an agent typed “south suburbs” into.
What it does not mean
A verified badge is not a survey, not a valuation, and not a legal opinion. It says the paperwork behind the listing has been seen and the claims on the card are internally consistent. It does not say the price is fair, the building is sound, or that your lawyer will be happy — those are three separate jobs, and two of them are not ours.
The badge is a filter on wasted viewings, not a substitute for due diligence.
How to use it when you search
- Start unfiltered to learn the market, then narrow to verified stock once you know what you are looking at.
- On a card with several co-listers, read the price spread before you read the photos — a wide spread is information.
- Ask any agent for the documents behind the badge. On a verified listing that is a short conversation, which is the point.
